I had been in contact with multiple brokers to get closed on my property, and none of them could help with the issues I was having.

I had high hopes of working with an investor-focused lender.
The process began smoothly, with clear communication and a seemingly streamlined approach. A few details were initially missed but were later clarified when I asked about them. I was refinancing a commercial multifamily property in the Midwest. After completing the application, I was required to prepay the appraiser fee and a few other charges—about $2,000 total. The lender also reached out to a local title company to begin work on the loan; however, they never paid the title company for their services. I received email notifications each time an invoice was sent (monthly) and forwarded them to my contact, Wyatt Wolff, who repeatedly assured me that payment would be made. Last week, I received a letter from the title company stating they still have not been paid. To make matters worse, the appraiser assigned to the deal significantly undervalued the property, causing the refinance to fall through. Now I’m being asked to pay for title work that I never authorized. Overall, this has been a very disappointing and frustrating experience.
